Once you have removed all the loose paint, you should apply an appropriate primer to some of the distressed areas, especially if your paint-removal system has exposed raw wood or bare metal. The kind of primer you use depends on the kind of paint you'll be using later. For latex paint, use latex primers; for solvent-thinned paints, use solvent-base primers; and for metals, use metal primers. Not only do these coatings provide extra protection against the elements, they also form a firm foundation for finishing paints. Also, priming is always required when you're working on new wood.
In England, little is known of the trade and its structures before the late 13th century, at which paint guilds began to form, amongst them the Painters Company and the Stainers Company. These two guilds eventually merged with the consent of the Lord Mayor of the City of London in 1502, forming the Worshipful Company of Painter-Stainers. The guild standardised the craft and acted as a protector of the trade secrets. In 1599, the guild asked Parliament for protection, which was eventually granted in a bill of 1606, which granted the trade protection from outside competition such as plasterers.[2]
If a quote seems high, ask the contractor what is increasing the price point. Perhaps it's something that can be negotiated, or maybe this business is just overpricing their services. On the other hand, be skeptical of any price points that seem unfathomably low. There could be a reason their prices are below the industry norm - perhaps their quality standards are uncommonly low, too.
The house bath may reveal nails that have popped out of the siding or rusting nail heads that have left streaks of rust on exterior walls. If so, use sandpaper or steel wool to clean the nail heads. On clapboard siding, use a nail set to recess the nail head about ⅛ inch below the surface of the wood. Dab on a coat of rust-inhibiting primer (unless the nail is aluminum or nonrusting galvanized steel), and let it dry. Then fill the nail hole with spackle or putty. When the filler is dry, give it a coat of primer. For flathead nails, which cannot be recessed, sand the heads until they're shiny, and coat with primer. https://www.youtube.com/watch?v=b6_WEt9k_Hw&app=desktop

There are cases where apartment complexes allow you to choose from a color wheel of neutral hues before you move in. Some charge a fee for calling in a painter to do the walls, while others offer new paint as a benefit of moving in. If you're not a fan of neutral colors, consider looking for an apartment that allows you to paint the walls a more expressive tone. Otherwise you can invest in boldly colored furniture and posters. http://www.youtube.com/e/b6_WEt9k_Hw?app=desktop

Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

Freshen up your home: Lastly, a simple coat of paint can freshen up the overall feel of your home. Whether you’re painting the inside or outside of your house, you will see an instant change in the entire atmosphere of your home. Giving your home a breath of fresh air couldn’t be easier, especially when you leave the work to an experienced painting contractor.
Vinyl siding is one of the more inexpensive siding materials to have repainted, especially with recent innovations in painting materials. Homeowners will first need to vinyl cleaned and repaired, and any clapboards or vinyl sections that have blown off because of climate conditions will need to be replaced. Painting professionals will apply paint quickly and easily over the vinyl siding, much like an interior paint job. The finish, however, may require extensive work and regular maintenance. Expect to pay between $600 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.), with prices likely increasing for the finish. Changing the finish on your siding is not recommended unless it's completely degraded and worn away by the weather conditions. http://www.youtube.com/watch?feature=youtube.be&v=b6_WEt9k_Hw
Interior house painting costs are calculated on a few key factors. Nationally, interior house painting projects range from $200 to $2,500. The wide price range indicates how much square footage, paint selection and labor can affect cost. One pro uses a laser to measure each room, subtracting the size of the doors and windows, and then bases the quote on the square footage of the actual surfaces to be painted. Painters may provide you with savings if you opt to paint your entire home rather than just having one room or an accent wall painted. For example, the average house painting cost for an 8x12 room with 8-foot ceilings is roughly $200, when contractor-grade paint is used. Painting ceilings, baseboards and frames can also affect cost. Pros may charge per linear foot to smooth and paint baseboards. In one area pros might charge 50 cents per linear foot to paint baseboards, while pros in another part of the country could charge $1.50 per linear foot for the same task. Painters may charge flat rates for painting door and window frames, with one charging $20-$25 and another $60 per door. Geography and regional costs to do business play a major role in the cost of interior painting. The same painter in a rural region has less to pay in taxes, transportation, insurance and overhead than they would in a major city like New York.

Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. So the painters did not paint it. To his credit, he did instruct them to paint it when I brought it to his attention. If I had the job to do over again I would look for an individual who came with referrals from happy customers rather than a franchise owner..
Make sure you use specific keywords in your search to narrow down the results. If you’re looking for someone to paint your dining room or stain your deck, try using terms like “interior painting contractor” or “deck staining contractor,” rather than just “house painting company.” This will give you more accurate results and show companies that provide the specific service for which you are looking. https://www.youtube.com/watch?feature=youtu.be&v=b6_WEt9k_Hw

Steve, not only did you come off with an edge regarding the article written for Angie's list but you came awfully close to being slanderous. The article was written if you will have read his bio by a very well established professional painter. The issue regarding the deposit was put in question by a responder. I have read your response in full as you suggested, and companies as large as yours are just as likely to use the tricks of the trade as the small guy as you suggest, if not more so. A large company has less oversight and workers get lazy with the boss not looking over their shoulder. I have had experience in this area, and thought that i was dealing with a very reputable company that had been recommended by a couple friends, my insurance company, and my adjuster who had dealt with the company. I had terrible problems with the company, who do full restorations and like your company paint in all areas. To finalize your statement that Established businesses do not cheat customers is completly false and is a very misleading statement. I am suprised that Angies list allowed you to post such an outragious comment. All you have to do is look in the Civil lawsuits section of the Established businesses that are being sued or are under investigation for fraud and cheating their customers!
To hide the texture of the brushstrokes made during cutting-in, run a lightly loaded  roller as close as possible to corners or the edges of the trim. At the top of the wall, you’ll have to climb a stepladder to do this. When this first coat is dry, in about 90 minutes, repeat the wall-painting sequence, including  the cutting-in, and cover the entire wall with a second and, if necessary, a third coat.

Though painting often creates a mess, a professional painter will ensure that your home is maintained as clean as possible during the entire project. Unless otherwise specified in the contract, most painters will clean up and take care of paint debris removal. However, there may be additional charges for using the landfill. Standard landfill fees range from $20 to $50 per ton.

A fresh coat of paint does not just give your home a brand new look. It also provides protection against pest damage and harsh weather, helps siding last longer, maintains structural integrity, and increases the resale value of your home. Though homeowners sometimes take up the job themselves in order to save money, you cannot beat the quality provided by an experienced professional painter. A professional painting job can increase your home’s curb appeal and transform a dull room into a happy one.
You will want to use the highest quality exterior home paint your budget will allow for your project -- not only because it will look the nicest, but also because it will save you money in the long term by offering better coverage and durability. Better coverage means fewer coats and fewer work hours for your painter; better durability means that you won't have to spend money to paint the exterior of your home again in just a few years. How do you know how much paint you're paying for? Here's some helpful math:

When their bids are successful, contractors meet customers to finalize their requirements and plan the order and timing of work. Contractors estimate the time required for surface preparation, painting several coats and drying time between coats. For interior painting jobs, they might have to allow time for clearing rooms. Exterior painting schedules might be dependent on the weather in different parts of the country. Exterior painting is not practical in very wet or very cold conditions.
For bigger houses or for faster work on smaller ones, rent a high-pressure spray cleaner. This device attaches to your home's water-supply system and puts out a jet of water at a pressure of about 600 pounds per square inch. It is equipped with a handheld wand tipped with a trigger-activated nozzle. The pressure is high enough to dislodge not only stubborn dirt, mildew, stains, and dried-on sea-spray salt, it's enough to remove peeling paint. In fact, if the jet nozzle is held too close to the surface it can even peel off perfectly sound paint, split open shingles, and drill a hole in siding. So follow the manufacturer's directions and wear goggles and protective clothing.
It’s amazing how the color of a room can alter the overall atmosphere. Dark colors make a room feel more enclosed, whereas bright, light colors can make a smaller room feel more spacious. Depending on how you want the space to feel will determine if you should go for darker colors like navy or charcoal, or stick to light colors, like white or yellow.

This article with comments was terrific - it was so informative. I found the advice useful. It addressed specifics like the condition of the dry wall surfaces, any additional repairs such. pin holes, chalking, smoothing of wall surfaces, absorption of paint and number of coats that may be needed. It should also include insurance coverage, and reflect the clean-up afterwards. Having a written contract with the company's letterhead is a must.

These are some fantastic questions to ask and I particularly like the one that is concerned about safety for the painters. After all, if you have a large home and you’re hiring them to paint the exterior of that home then they’ll likely be on scaffolding. Because of that, you need to make sure that the contractor not only provides appropriate safety training, but has the correct liability insurance as well.
For smoothing the edges of scraped spots here and there, you can wrap a piece of sandpaper around a wood block. For larger areas, it's less tiring and more effective to use an electric orbital sander. Move it up and down or back and forth across the surface to remove old paint and smooth rough edges at the same time. Don't use an electric disc sander or a belt sander. Both can leave swirls or dips in the wood that will show through a new coat of paint.
Thorough preparation is essential to ensure a good finish. Contractors might have to fill cracks or holes and remove old paint if it is badly worn, peeling or flaking. They remove all paint and apply a suitable primer to the bare surface. If the existing paint is in reasonable condition, they clean it and rub it with abrasive material to provide a key for the new paint. On new surfaces, such as bare wood or fresh plaster, they apply a suitable seal, followed by a primer coat.

It is often necessary to have a rental property painted -- whether it's to make it your own before you move in or to clean it up for someone new when you move out. Some buildings and landlords have pre-selected painters, while others will contract companies to paint on an as-needed basis. If your landlord or building doesn't have a pre-selected painter, see if you may be allowed to paint the walls yourself. If you're moving in and selecting a non-neutral color, understand that your landlord may require you to repaint the walls the original color when you move out -- and ensure that you're ready to make that investment down the road. https://youtube.com/watch?feature=player_embedded&v=b6_WEt9k_Hw

Professional painters provide estimates primarily based on the square footage of your home. Painting an average home between 500 and 1,500 square feet can cost between $1,000 and $3,000. However, factors such as number of stories and ease of access can also affect the overall price. Homeowners report that the average cost to paint a house nationally is $2,581 and most pay between $1,714 and $3,682.

I'm hiring an interior painter and that is why I was reading this comment list. I'm concerned about your comment about Angie's List. Some of us don't have personal recommendations for tradespersons, and rely on sites like this. Are you saying that Angie's List's reviews are not complete or that they do not print some of the negative reviews? It's hard to know what to do - I have not been able to find a person who just had their paint done so I can ask him/her about the quality of the painter.
Back to the article. You can add water to all latex based paints / thinner to oil based paint. The tinting base has absolutely nothing to do with it. Say you are working outside and throughout the day you have to add a little water to keep the same consistency. If somebody really tried to add 20% to 50% water they no longer would be painting they'd be performing a whitewash or pickle finish. https://www.youtube.com/watch?v=b6_WEt9k_Hw&feature=youtu.be

While it is certainly possible to be a decent painting contractor and not own a website, the best contractors are also successful business people. They understand that today’s consumer is looking for instant information, and a website will include all the details homeowners are looking for: references, before and after photos, details of services, contact information and history of the company, owner and staff.
Just like with roller paint application, painters are not limited to using just one stroke when cutting in. It is important, however, to work towards the edge of the corners applying even pressure. If time permits, painters should allow their cut in work to dry completely before applying paint with rollers, keeping in mind that light touchups on corners and edges will always be required at the end.
Wallpaper removal can be a time consuming and difficult project to take on. There are many issues that can come up, too, that you may not be able to account for until the project is already started. For example, if your walls were not properly primed before the introduction of wallpaper, you may be in for some very nasty surprises when you peel a bit of the covering off. Poorly applied wallpaper can take your drywall covering or even parts of your drywall itself off with it. To avoid damaging your walls, hire our Emmetsburg wallpaper removal experts to take care of getting rid of that old wallpaper for you. It is crucial that wallpaper removal be done careful and with the proper tools, otherwise you’ll create a bigger mess of your walls than what you started with. So let our Emmetsburg wallpaper removal experts take care of it for you, and rest assured you’ll have a nicely cleaned wall ready for interior painting when they’re done.

Even if you go it alone, specialize to keep your initial investment low. If you do only interior painting, for example, you might get by with one ladder, a few brushes, rollers, basic hand tools and such, for an investment of less than $300. Again, you can add to your tools as you need to (every job is a bit different), and parlay profits into the equipment necessary for exterior painting or working on large commercial properties.
Your contract should state that the contractor will use drop cloths or other coverings to keep the paint from spilling and getting all over your precious items. If the painting will be outside, how will they protect your shrubs and lawns? What will they do if paint ends up on your windows, and how do they plan to clean up the site? Stipulate that the contractor returns everything to pre-work conditions, especially if you're talking about the landscaping.

Oh, where to begin? Let me start with 'watered down paint'. 25-50% before the material gets to the site? Impossible. You would basically be painting with water at that point. It would be less of a hassle, and cost, to simply use proper material. You would be forced to apply three coats instead of two, as the coverage would be horrible. Whatever cost you think might be saved in materials would be lost in labor.
Estimates are one of the most important tools to help you land the next job. During our most recent webinar series on estimating, Fred Yarur of PEP (Painter’s Estimating Program) outlined 10 foundational principles to support effective estimating procedures. Use estimate tools. These enhance your ability to make informed decisions. Estimating is the process of […]
Blue is the color of calmness, productivity and masculine sophistication. Baby blue will always be a popular color choice for young boys, while different hues of cyan can be used to great effects in children's bathrooms to create an underwater mood with the right decoration. When applied to a ceiling, a light blue can conjure images of a cloudless sky and increase the sense of space. Pale and medium blues can be painted around the house to achieve a cooling effect.
Paint gets more expensive as you go from flat to gloss. The difference is usually around $1 per gallon per sheen upgrade. Flat is the cheapest, then matte flat or eggshell, satin, semigloss then gloss. Paint also gets much more expensive the darker it gets. A white or neutral paint color can be as much as $20 less expensive than a deep base red or blue.

The Better Business Bureau (BBB) is a trusted consumer rating body that grades businesses based on collective criteria. In addition to finding their grade, be sure to check how long the paint contractor has been a member. Also, confirm that any complaints have been resolved. The BBB will still afford a good rating if a business has addresses issues in a timely manner. Questionable painting contractors will have either a lower grade or no BBB affiliation at all.
We had a bad experience with an interior painter years ago, with the crux of the problem being him overcharging us at the end for "extra work" he didn't anticipate. One thing I'd strongly recommend is making sure it's in the contract that any additional work or growth work is estimated and communicated to the owner as soon as it is identified, otherwise the owner is not liable to pay it at the end.
You can tell a lot about a painting contractor by his warranty. Well-known contractors with established reputations are respected by paint suppliers who, in turn, pass on extended or even lifetime warranties on their paints. This is because they know the product will be applied the right way. For any number of reasons, less experienced contractors may not have valuable relationships with suppliers.

Freshly painted walls often look blotchy. The color is uniform, but the sheen isn’t consistent. This usually occurs over the holes and cracks you patched with a filler or drywall compound. The porous fillers absorb the paint, dulling the surface (a problem called “flashing”). When light hits these dull spots, they stick out like a sore thumb. The smooth patch also stands out in contrast to the slightly bumpy texture of the rest of the wall. A quick coat of primer is all it takes to eliminate flashing and texture differences.

average Cost To Paint A House

These days, it seems like anyone with a paintbrush and a business card can call themselves a painting contractor. Homeowners who are most likely to be taken in by these unscrupulous “painters” are those who are focused on cost and cost alone. With painting, like anything else in life, you typically get what you pay for. If the painting contractor you are considering cannot answer these ten questions, proceed at your own risk. If they answer all ten satisfactorily, then you know you’ve found a great great professional contractor to work with.

Good painting contractors may have references from local work that was completed in the past few weeks. But great painting contractors will provide multiple references from both recent and past work. References from a year ago or longer show the paint job’s durability and confirm that any necessary follow-up or billing issues were handled correctly. This establishes trust and reassurance that your selected contractor will follow through. https://youtube.com/watch?v=b6_WEt9k_Hw
Painting can be a huge pain. Leaping over piles of furniture and ducking around ladders in your yard for weeks isn’t exactly fun, is it? (Unless, of course, you’re training for a furniture dodging competition.) You only have so much time, and that time is valuable—that’s why we aim to have your painting job done fast. Our painters are fully licensed, insured and bonded. When we say we are the most trusted painting company, we mean it!
The other difficult part is getting a painting contractor to show up. While this generalization does not apply to every painter, personally I am extremely grateful if I can get a paint contractor to show up to look at the house and to later produce a written estimate. I hardly fault the painting contractors, because I think it is a combination of the contractors being smaller operations along with a high demand for their work.
In some cases, professional painters may include additional charges for specialized equipment that homeowners can't purchase on their own. Because professionals have licenses and access to such equipment, it's simpler to let them get those themselves. But providing some of the smaller equipment and extras directly really can help to cut down on the total cost of your project.

Paint will be your next-biggest cost, at anywhere from $20 to $70 or more per gallon, depending on the sheen, the grade you’ve chosen and any special features. Some paints, for instance, are mold resistant. Others suppress smells or require fewer coats. Some have a lifetime warranty. Paints with warranties, however, may not be worth a higher price. In Consumer Reports tests approximating nine years of wear, only a few exterior paints and stains with lifetime warranties held up well. But “you’ll grow tired of the color long before a good-quality paint wears out,” Bancroft says.

When determining the total cost of a home exterior paint project, you'll want to include the cost of materials like paint, supplies and other items you might want to cover in addition to the siding. If you know the average cost of these items in addition to your home exterior project cost, you'll have a good plan in place when you start calling for professional estimates. This also gives you the option to purchase or paint some items yourself to save money. Here are some of those cost factors and what you might expect to pay:
Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.
So why not just paint your own home. I'm not a painter, so my wife and I take our time, buying the paint and supplies, and doing our own painting. Yes, we need to tape, and it's not perfect, but we get the satisfaction of seeing our completed work. Get the supplies, sliders for your furniture, and patience and go for it. That way YOU have control over the entire project.
